COLORADO ROCKY MOUNTAIN RESORTS

Reservation and Cancellation Policies

Payment of deposit constitutes an agreement between the renter and Colorado Rocky Mountain Resorts to rent the accommodations.  All parties renting through Colorado Rocky Mountain Resorts hereby accept this reservation and cancellation policy.  The renter hereby acknowledges and agrees to the following:

Payment and Cancellation: An advanced deposit of 35% is required at time of booking to guarantee reservations. Final payment is automatically taken 45 days prior to arrival. Cancellations at least 44 days prior to arrival are refundable less 35% deposit per unit plus handling fees and applicable taxes.  Cancellations less than 45 days prior to arrival are subject to no refund.  We suggest that you purchase trip cancellation insurance to protect you in the event of unforeseen circumstances requiring the cancellation or interruption of your trip. Please contact us for additional details or to purchase this insurance protection.

Age Requirements: Silver properties require all guests to be 18 years of age or older or accompanied by a parent or legal guardian.  Gold properties require all guests to be 21 years of age or older or accompanied by a parent or legal guardian. All platinum properties, townhomes and private homes require all guests to be 25 years of age or older or accompanied by a parent or legal guardian.

Check-in: Check in begins at 4pm.  If the unit is available and ready, we will be happy to check you in early.  For arrivals after business office hours, you will need to contact Colorado Rocky Mountain Resorts staff no later than the day prior to arrival to receive late check-in documents and instructions.  Please call (970) 668-5151 for after hour emergencies.  You must check in at the Colorado Rocky Mountain Resorts office that is located at 912 North Summit Blvd., Frisco.   During periods of high guest volume, there may be a delay in the readiness of some units. We do NOT guarantee check in at 4PM. We appreciate your patience and understanding in this matter.

Check-out: Please check out no later than 10 AM. Unfortunately there are no refunds for early departures. A fee will be charged at a rate of $30 per hour for any late departures that are not approved by a member of Colorado Rocky Mountain Resorts front desk staff. You only need to vacate the property by 10:00 am on the day of departure; keys may be returned anytime on your departure day. If departing prior to the office opening or after the office closing, please place keys and parking pass in drop box located in the front foyer. Guests must return all keys to our office at the time of check-out unless otherwise arranged in advanced by a member of the Colorado Rocky Mountain Resorts front desk staff.  If a key is lost, stolen or accidentally taken home, some units require a key charge of $50.00 per key to be paid at check-out or we will deduct the amount from the security deposit.   Keys left in the unit at check-out will require a $25 recovery fee from the security deposit unless otherwise arranged. Late checkouts will be charged $30.00 per hour for each hour after 10AM, unless guest received a previously authorized late check-out by Colorado Rocky Mountain Resorts Staff; a full day charge will be assessed after 1PM. 

Pets and Smoking are PROHIBITED: Pets and smoking are not permitted at any of Colorado Rocky Mountain Resorts rental properties.  Please smoke in designated areas outside the unit and dispose of the cigarette butts in a proper receptacle.  Guests not disposing of butts in a proper receptacle will be required to pay an additional clean-up fee.  Guests violating either of these rules will be charged a minimum decontamination fee of $500 per each occurrence and will be evicted immediately with no refund.

Security Deposits & Damage Insurance: A major credit card in the amount of $1,000 for all private homes and platinum properties will be authorized, imprinted and signed by the credit card holder at check-in. For all other properties, the authorization will be $500. Please not some properties require a higher security deposit.  You will be obligated to pay for negligent loss or damage to the contents of the rental unit you occupy. Inspection of your unit after your departure will determine the cost of repairs/replacement. Cost may exceed the initial deposit amount. Some deposits may differ based on property.  In lieu of the authorization hold, guests can purchase the Security Deposit Insurance that covers accidental damage up to $5,000 to avoid additional charges.  A credit card is still required to be kept on file in case of any negligent damage or damage not covered by the Security Deposit Insurance.

Parking:  Some properties only allow one vehicle per guest; please contact the front desk if you require more than one parking pass throughout your stay for further details.  Colorado Rocky Mountain Resorts is not responsible for any theft or damage to the contents in your vehicle or the vehicle itself or for any costs associated from vehicles being towed.   Please note that there is no parking for trailers or RV’s on site at any properties. All trailers and RV’s must park in the Town of Breckenridge overnight parking, which does require a nightly parking fee.

Hot Tubs and Pools: There are times when hot tubs and pools are closed for cleaning, maintenance and repairs.  There are no refunds if a property's hot tub or pool is out of service.  All guests enter hot tubs and pools at their own risk; please consult your doctor before entering a hot tub or pool.  Colorado Rocky Mountain Resorts is not responsible for any medical conditions, doctor's visits, loss of work, damage or theft of personal belongings, as a result of entering a hot tub, pool, or clubhouse.  All guests must read and follow posted hot tub and pool rules.  Private Hot Tubs:  It is your responsibility to close the hot tub cover after each use.  Please do not drink or smoke in the hot tub, you will be responsible for the cost to clean the hot tub upon departure if deemed beyond normal use.

Housekeeping: Prior to your arrival, accommodations are cleaned and provided with fresh linens and towels and a starter set of paper products and amenities. Any subsequent amenities will need to be purchased by the guest during your stay.  We do offer for your convenience guests the ability to purchase additional supplies at our front desk during office hours.  We do not provide laundry detergent.  Housekeeping services are available during your stay at an additional fee.  Please call our office for current cleaning costs.  Unless you have purchased one of our daily housekeeping services, you will not receive fresh towels and linens during your stay and will need to use either your private or complex washer/dryer.  Any unwarranted service/maintenance will be charged to the guest.

Entry of Premises:  An authorized employee or repairman may enter the premises during customary business hours for any purpose connected with the repair, improvement, care, and management of the premises. The condominium or home you occupy may be listed for sale. If so, there is a possibility real estate showings may occur, we will do our best to make any necessary entries throughout your stay as convenient as possible.

Vacation Unit Disclaimer: Colorado Rocky Mountain Resorts will not be liable for loss, damage or injury resulting from mistakes by travel agents, transportation companies, tour operators or any other third party company.  We will not be held responsible for loss, delay, or any expense created by weather or any other circumstance beyond our control.  Colorado Rocky Mountain Resorts reserves the right to change units with like accommodations up to and including the day of arrival in case of unforeseen circumstances or the sale of a unit.  Units, bedding arrangements, clubhouse and/or hot tub access are not guaranteed.  Rates are subject to change without notice and are subject to availability and not all discounts may apply to all properties.
